90 Fetter Lane

John Robertson Architects is carrying out the refurbishment and repositioning of 90 Fetter Lane for Evans Randall Investors. The prominent Midtown site will be transformed into a contemporary multi-occupier workspace with retail and a café at ground floor and the building will be rebranded as Bureau.

The lettable space of the building will be increased dramatically, from 64,000 sq ft to 76,000 sq ft by two additional floors added at levels 7 and 8. The improvements will also include increased street presence through a double-height glazed reception hall, an overhaul of the outdated building services and cladding that will bring daylight into the building and enable to the project to achieve BREEAM Excellent status.

The design of the project addresses the key sustainability themes of energy, water, materials, pollution, ecology, biodiversity and open space, flood risk and site drainage, waste, transport and sustainable design and construction, and compares the proposals to qualitative good-practice benchmarks demonstrating the effectiveness of proposals where necessary.

As designers, we have to provide our clients with good value, efficient solutions and we have found that eTool LCD has provided some additional insights, demonstrating opportunities to reduce the project’s carbon footprint that we otherwise may have overlooked. eTool have provided excellent support and advice on constructing robust models which we can now do quickly and efficiently.”
